One of the first questions I get from newcomers to the lowcountry is, “How risky is owning a home here, really?” The truth is, there’s a lot of perception about Charleston weather that doesn’t always match the day-to-day reality.
HURRICANES
Yes, Charleston is coastal and that means hurricane season (June to November) is something we take seriously.
Between smart planning, modern construction, and the right insurance, owning a home in Charleston is a manageable risk. Most homes here are built or retrofitted with hurricane safety in mind. Think impact-rated windows, elevated foundations, hurricane shutters, and strict building codes in flood zones. Flood insurance is required in many areas, including some of Mount Pleasant, Isle of Palms, and Sullivan’s Island.
Bonus tip: newer neighborhoods often have underground utilities and better drainage planning.
EARTHQUAKES
Believe it or not, Charleston does sit on a seismic zone, but earthquakes here are rare and typically mild. The last major quake? 1886. These days, most seismic activity is low magnitude and doesn’t affect everyday life or home-buying decisions.
That said, some building codes do factor in earthquake resilience, especially for newer construction.
IMPACTS ON BUYING
Weather challenges exist everywhere – from Midwest tornadoes to California wildfires to Northeast blizzards. Charleston’s weather patterns are manageable with proper preparation and informed decision-making.
